After foundation in 2001, with the vision and development strategy of green sci-tech habitat, Landsea has dedicated itself to research in green construction products, and to providing healthy, comfortable, environment-protective and emission-reducing habitat and service. In 2004, the Landsea International Block Project was launched in Nanjing. This project (with a building area of 350,000 sqm), was equipped with the earth source heat pump for cooling and heating, and is a pioneer in domestic construction, and is the largest intelligent dwelling in the world.

Landsea set up a development strategy of green, sci-tech real estate, based on the practice of the International Block Project in Nanjing. Since 2006, Landsea has been active in the main cities in the Yangtze Delta, such as Wuxi, Hangzhou, Suzhou, Changzhou and Shanghai. At present, in 13 projects developed by Landsea (with a total building area of 2 million sqm), the earth source heat pump, and renewable energy resources such as solar energy, are used as the main energy providing method.

Compared with ordinary dwellings, the effect of energy-saving is clear:

•  Saving coal 32.6kg/m2
•  Reducing emission of CO2 90 kg/m2, SO2 and NOX 1.6kg/m2
•  Saving energy 50,000,000KW.h/a and reducing carbon emission 50000t/a.

In the past eight years, Landsea Group has supplyied green, sci-tech dwellings to about 25,000 customers in the Yangtze Delta. The comprehensive energy-saving ratio is 80 per cent, and the thermal insulation ratio is four times that of ordinary dwelling. So Landsea makes a tremendous contribution to energy saving and carbon reduction.

In 2008, Landsea became a member of the Climate Group due to its contribution to low carbon, carbon emission reduction and human habitat. It has become one of the driving forces of the Chinese green economy. In 2009, Gallup Customer Satisfaction Measurement showed three indeces of Landsea’s customers, such as satisfaction, loyalty and affection, and devotion that are benchmarks in domestic real estate industry.

Strategy

We are living in an age of uncertainties, with the lingering shadow of the financial crisis and unpredictable market trends. Environmental problems are pushing us to the very edge of the global ecological crisis, with more weather extremes and frequent natural disasters. Buildings are one of the major sources of greenhouse gas emission, while our country has the largest building market in the world. The floor space of newly-built houses accounts for 50 per cent of the total global volume; steel used for building construction accounts for 50 per cent of total national steel consumption; cement for building construction accounts for 70 per cent of total national cement consumption; building waste accounts for 40 per cent of total waste nationwide; building energy consumption accounts for 40 per cent of total energy consumption nationwide.

With the acceleration of urbanization, the escalation of consumption structures of urban-rural residents and the gradual improvement of living conditions, building energy consumption will continue to increase and will become a major growth source of social energy consumption and emissions in the coming 20 years.

How can buildings save energy and reduce CO2 emissions effectively? How can the real estate industry of China embark on the path of healthy development? Can the Chinese economy make a smooth transformation to realize sustainable development? All these are challenges to Landsea's collective intelligence, will and capabilities! Landsea believes that saving energy and reducing CO2 emissions are not an optional issue that enterprises can stay removed from; instead it is a choice of development that enterprises must face. Landsea has joined The Climate Group to jointly explore a road of development for energy-saving, environmental-friendliness and greater economic results.

Landsea has also joined the Green Building Council of China, and is its joint sponsor member unit of the Green Humane Group, Green Real Estate Group, Green Industry Group, Green Public Building Group, Group of Green Construction Theories and Practice as well as the Group of Green Construction Policies and Regulations. Members of the Green Building Council of China are jointly promoting the continuous development of the green building industry in China.

Landsea has sponsored and established the Low-Carbon Development League of China to lead the real estate industry in accelerating the implementation of low carbon strategies, and forging ahead with the construction of green low-carbon residential quarters.

Landsea adheres to adopting a green strategy to guide the development of their enterprise, and firmly practice the competition strategy of green sci-tech real estate focusing on differentiation. Landsea will increase capital input for the innovation and development of green buildings and will continually improve its core competitiveness as a green enterprise to launch more green energy-saving series of building products. Annual R&D expenses should not be less than two per cent of the annual sales of the group, and its absolute value should not be less than 100 million Yuan (RMB).

All Landsea development projects will be designed and constructed in accordance with the Evaluation Criterion of Green House issued by the government. It will realize the objective that the green building coverage rate is 100 per cent. It will also make every effort to make the ratio of authentication and verification of three-star green buildings exceed 50 per cent of all of its projects.

Full decoration and furnishing rate of all Landsea residential projects is 100 per cent, to avoid waste of resources and environmental pollution.

Landsea has made and issued the Landsea Green Product Guide, and established a product importing system to give preference to suppliers with green ideas and green energy-saving products.
Through green planning, green purchase, green construction and green operation, Landsea endeavors to realize concordantly optimum allocation of energy and resources in the life-cycle of buildings. It will turn property services into a platform for promoting green ideas for life. It will build a green, safe, healthy, sustainable humane community of Landsea.

Through raising people’s environmental awareness and increasing the number of groups holding green value, Landsea will promote the development of green residences.

They will make the most of the two platforms: “Landsea Student Assistance Fund” and “Landsea Green Fund”.
